Daily News Hungary: Budapest market soars 11.8% in 2024, moderate pace predicted in 2025
According to Daily News Hungary, Budapest’s real estate market has experienced an 11.8% price surge over the past year, with average prices now exceeding HUF 1 million (EUR 2,417) per square metre. Resale properties in the city typically cost HUF 1.12 million (EUR 2,707) per square metre, while new builds in prime locations, such as District 12, can command prices as high as HUF 2.9 million (EUR 7,010). Meanwhile, outer districts like Districts 18 and 20 are becoming popular for their affordability, with resale property prices averaging HUF 863,000 (EUR 2,086) per square metre.
Outside Budapest, cities such as Debrecen and Szeged are emerging as key regional hubs, offering resale properties priced between HUF 783,000 (EUR 1,893) and HUF 892,000 (EUR 2,156) per square metre. As demand continues to grow, both in the capital and in the countryside, strong investor interest is likely to sustain market activity. However, experts anticipate a more moderate pace of price increases in Budapest’s real estate market by 2025.
